Regional Industrial Park
Approved in 2006, the Turlock Regional Industrial Park was established as a Specific Plan area supported by a certified Environmental Impact Report (EIR). The City of Turlock developed this master-planned area to support long-term economic growth, job creation, and industrial development through orderly land use planning and streamlined development processes. The park is strategically located and roughly bounded by Fulkerth Road to the north, Washington Road to the west, Linwood/Glenwood Avenues to the south, and Highway 99 to the east.
The Turlock Regional Industrial Park includes more than 1,700 acres of industrially zoned land, with additional acreage designated for Business Park and Commercial uses. Parcel sizes range from half-acre lots to nearly 100 acres, with opportunities for consolidation to accommodate larger development footprints. Located adjacent to Highway 99, the site provides excellent regional access for manufacturing, logistics, and distribution operations.
To support development readiness, the City of Turlock, through its former redevelopment agency, invested over $14 million in water and sewer backbone infrastructure, making large portions of the Regional Industrial Park “shovel-ready” for new industrial investment.
Given the region’s strong agricultural foundation, the park is well positioned to support food processing, agricultural technology, cold storage, logistics, and advanced manufacturing industries. The continued demand for processed food and agricultural products creates opportunities for Turlock to serve as a long-term hub for sustainable economic growth centered around agriculture-related production and supply chains.
Today, the Turlock Regional Industrial Park is home to major employers including US Cold Storage, Blue Diamond Growers, Sensient Technologies, Divert, Inc., Superb Farms, Valley Milk, Cozy Shack, Mid-Valley Family Foods, and Dairy Farmers of America. In addition, Hilmar Cheese Company—one of the world’s largest manufacturers of milk-based ingredients—is a key user of the park.
